The house buying process can vary from developer to developer, but the end is always the same; finding your dream home. At Dragonfly Homes, we’re there for our purchasers throughout every step of their journey – leaving them with a home where families can flourish.
All of our purchasers can refer back to our comprehensive plot Journey Book when speaking to our sales team. This bible to moving home includes detailed checklists for inspections, options forms, folders for important documents and much more – with purchasers handed important documents to keep at critical stages. If you’re thinking of starting your own Dragonfly journey with us, we’ve outlined the key steps in this article so that you know exactly what to expect when purchasing one of our contemporary Derbyshire homes.
Before viewing a property, it’s important to get all of your ducks in a row and have a firm grasp on your savings, mortgage application and expected monthly payments. This means that when you start looking at properties, you will only be viewing homes that are realistic for you and your budget.
Once you know what your budget is and you’ve decided on what you’re looking for, it’s time to do your research and arrange a viewing. When researching developments, it’s important to think about the wider area, not just the property itself. Be sure to take into consideration; transport links, nearby schools and local amenities. We’ve provided a summary of Meadow View and its local area here, with a downloadable brochure available for you to take away.
So, you’ve found your dream home, it’s within budget and it’s in the perfect location – but what’s next? It’s time to make a reservation! It’s at this point that you will be asked to pay a reservation holding fee to show your intent; this is typically £500 and will be confirmed to you by the sales executive during your initial meeting. This amount is then deducted from the deposit at the exchange stage.
This is the part of the process where you can really make your home your own. Our wide range of optional extras are there for you to choose from so that your house reflects your own personal preferences and style and are subject to timescales and the build programme. Optional extras typically available include:
We will undertake three different inspections throughout various stages of the build process. These are:
As part of our handover process, our team will arrange a home demonstration with you so that you’re familiar with your property before you move in. This includes talking you through the ‘need-to-knows’, showing you where all the major controls and important items are in your home and how to operate specific appliances such as the cooker or the central heating. You’ll be left with all of the paperwork associated with your home in a handy pack for future reference.
Now the property is finally yours, it’s time to move in – congratulations! Don’t worry though, should you need anything else from us – our team is on hand to support you after you receive the keys and answer any further questions.
Bonus tip: if you’re using a removal company, it’s cheaper to move on a weekday than a weekend!
After you move in, we will carry out three separate checks to ensure that there are no problems with the property – allowing you to enjoy your new home with complete peace of mind. These checks happen at the following intervals:
As part of our commitment to customer care, we keep in touch with you long after you’ve moved in. All of our purchasers receive attentive after sales service throughout their 2-year new home warranty period as well as a 10-year new home warranty from the LABC.
Hopefully this has provided you with a clearer picture of the journey our customers enjoy when purchasing a Dragonfly home.
